The guest rooms are owned by Christophe and Christine Binst-Van de Kerckhoven, called the manager/hostess. The manager may be replaced by another host/hostess or representative.
These general conditions / house rules apply to all users of B&B Otentik, hereafter also called the B&B. By confirming the reservation, these general conditions become effective and you agree to them. On request, a copy of these general conditions will be given to the users free of charge.
The private areas may not be entered by guests in the B&B.
When making a reservation, the number of people who will be staying overnight at the B&B must always be correctly stated.
The rooms are suitable for a maximum occupancy of 2 persons. It is not allowed to stay in the room with more than two people.
In the event of a breach of these general terms and conditions/house rules and in the event of inappropriate behaviour, the hostess may immediately deny and/or refuse access to the B&B, without any further notification or reason and without paying any accommodation costs. the B&B, without further notice or reason and without reimbursement of the accommodation costs.
The reservation can be made verbally, by phone or by e-mail. Upon receipt, we will send you a confirmation of the reservation. After payment, your reservation is final and the room is guaranteed.
Checkout can be by cash or via KBC app and/or payconiq.
If the maximum number of guests indicated on the reservation form is exceeded, the B&B will charge 100% of the current overnight rate for each breach, in addition to the accommodation costs already owed.
The minimum age at reservation and/or check-in is 18 years.
The rates include breakfast, gas, water, electricity, heating, VAT and tourist tax.
The rates are exclusive of costs of cancellation and/or travel insurance and/or other costs.
Rates of the B&B are always without obligation and are subject to interim changes. All information on our website is deemed to have been provided in good faith and is always subject to interim changes.
The B&B is not bound by obvious errors on its website.
If, unfortunately, you are unable to make the reservation you have made, please notify us as soon as possible so that we can offer the vacant date to a third party. We will try to come to an agreement as much as possible. The guest can also choose to stay at a later date during the same year. A cancellation fee of 25 euros may apply.
During high season and school vacations:
Check-in is generally between 4:00 pm and 6:00 pm, preferably before 8:00 pm so as not to disturb the other guests.
In consultation with the hostess, another time can be arranged.
Please inform us at least one day before your arrival at what time you expect to arrive.
This way, there will definitely be someone present and you will not have to wait unnecessarily. You can also arrive earlier to drop off your luggage.
On arrival, we are obliged to ask for a valid ID.
Check-out is possible until 11:00 am on the day of departure.
Depending on the occupancy, a different check-out time may be agreed in consultation with and after approval by the hostess.
An additional charge of 50 euros will be charged.
A later departure time not agreed upon will be charged for.
Our B&B is situated in the village centre of Zuienkerke. We kindly request our guests not to cause any nuisance.
All music - and any other sound - has to be played at room volume, so that it does not disturb the other guests and neighbours and is forbidden from 9 p.m. to 8 a.m.
We are animal lovers but unfortunately cannot allow pets for hygienic reasons.
Upon arrival, the lady of th house will give you one key for your stay. You are responsible for locking the doors of your accommodation.
When checking out, please return the key . If a key is lost, we are obliged to charge 200 Euros.
During your stay, towels and bed linen are provided and changed on request. The costs are included in the price unless other arrangements have been made.
If bed linen, towels and/or bathrobes are brought along, they will be charged.
You can park your car for free in the designated parking spaces at our B&B in the street.
Motorcycles andbicyclescanbe parked for free in our garage or driveway.
We are not liable for theft and/or any kind of damage to your car.
Electric bikes may only be charged in the garage and not in the rooms.
It is forbidden to smoke in the house or rooms of our B&B.
In consultation, you may smoke on the terrace, provided it does not disturb others and does not endanger safety.
The terrace must remain free of cigarette ends. The misuse of fire extinguishers or the disabling of smoke detectors is not permitted.
Alcohol abuse, possession, use or trading of drugs is prohibited in and around our B&B. In case of established violation, a report will be made by the police.
An honesty bar is available in the lounge. We trust that the consumptions are correctly noted so that we can also charge them correctly.
Own drinks and food are not allowed in the B&B.
The seating area is open between 12:00 and 22:00.
Our B&B offers a WIFI guest network.
The user will refrain from visiting internet websites that have an unlawful character or are not in keeping with the reputation of our B&B as a provider of accommodation.
If the user is found to be causing nuisance to third parties and/or is suspected of misusing the internet, the B&B is entitled to block his/her internet access without further notice.
The B&B is in no way liable for any damage, loss or theft that you may suffer during your stay.
Should any damage be caused to the accommodation or its furnishings during your stay, you must inform the hostess of this. A compensation will be charged for this.
The manager of the B&B is not responsible for loss of personal goods and personal injury.
As our B&B doesn't have a lift and our rooms are on the 1st floor, our B&B is unfortunately not accessible for wheelchair users and/or disabled persons.
The B&B managers have the right to access the rooms if they deem it necessary.
